Overview

The Development of a large residential and retail outlet known as North Cornwall Commons is on the horizon for Lebanon County. Announced in 2008, this 135-acre, $150 million project in North Cornwall Township is ready to begin Phase One with approved plans for Lots 1 - 6.

North Cornwall Commons will be Lebanon's first "Livable Community" offering Residential, Retail, Hotel, Restaurant and Office uses as well as lifestyle and wellness amenities. The project, which spans over 100 Acres, will feature access to the Rail-Trail, Equestrian Trails, Water features and building details that will complement and accent the local architechture.

In conjunction with the development of this project, the developer will provide public sewer service to the Lebanon Valley Expo Center, which will allow the expo center to expand its facility and encourage greater tourism for the area.

Upon completion, the site will boast hotels, restaurants, office buildings, large stores, specialty shops and townhouses. "It's right in the middle of the state, next to the capital, just north of Lancaster and just South of what could be the biggest energy expansion the United States has ever seen.

The Site

Springwood Development Partners, a partnership between Blackford Development Ltd. and LMS Commercial Real Estate in Lancaster, PA; as well as Thomas and Linda Siegal are investors in this five-phase project.

"There are 81 acres on the east side of Cornwall Road, which constitute phases one, two and three," said Jeffrey Steckbeck, P.E., president of Steckbeck Engineering & Surveying Inc., the design firm on the project. "Then there are 36 acres on the west side of Cornwall Road, which would be phase four -- all commercial. There are an additional 31 acres, the former Wal-Mart site, on which Springwood has an option to puchase. This would be phase five -- all commercial."

The Project will break ground in 2014. The Plan for Phase One of the development which includes a hotel, two restaurants and three office and commercial spaces along with 160 townhomes, has been approved.
